HOA & COA Pest Control Lawn & Ornamental Care

Most vendors run a program.

We run a diagnosis.

Every visit, our technicians assess your soil, document what they see, and adjust the protocol based on what your property actually needs, not what a calendar says.

That's how we've transformed communities other vendors gave up on.

We don’t send you a brochure

We bring you to a community we already manage

One policy: Let you see for yourself.

Our Process

Properties aren’t the same. Your program shouldn't be either.

01

Property Assessment

We walk every inch of your grounds—turf, ornamentals, common areas, even backyards. We test soil pH, identify pest pressures, and document baseline conditions with photography. No clipboard checklists. A real diagnosis.

02

Custom Program Design

Based on what your property actually needs—not a calendar. We select products, set treatment frequencies, and build a seasonal protocol tailored to your turf type, soil conditions, shade patterns, and pest history.

03

Ongoing Reporting & Adaptation

You get branded Property Update Reports with dated before/after photography, milestone tracking, and clear next steps. Your program adapts as conditions change—not when the contract renews.

Why 4-evergone

Practices you can see, measure, and hold us to.

That’s What Makes Us Different.

1

Owner-Operated, Not Corporate-Managed

Decisions happen the same day, not after three levels of regional approval.

In an industry being swallowed by private equity, we remain 100% privately owned. Your CAM calls the owner, not a 1-800 number.

2

Continuous Diagnostic Process

Most competitors assess once at contract signing, then repeat the same program forever.

Our technicians conduct a full visual inspection and soil assessment on every single visit. The program adapts to what we find.

3

Soil-First Treatment Philosophy

We treat the soil as the foundation.
PH correction, biological fertilizers, humic and fulvic acid amendments, micronutrient packages—seasonally varied based on what the plant actually needs, not a fixed nitrogen drip.

4

Every Visit Documented

Technicians photograph every visit, flag areas of concern and improvement.
This feeds Property Update Reports your board can actually present—dated photography, milestone tracking, and clear accountability.

tailored for every stakeholder

These aren't operational paperwork. They're what we show prospective CAMs and board members when they ask what we can do. We let the documentation do the selling.

Ask us to show you a report from one of our existing communities. That's the only pitch you need.

Community Transformations

We’ve been winning on Substance.
Now we’re telling the story.

We fix what other vendors break.

The previous vendor assessed once and ran the same program for years. The CAM was fielding complaints. The board was losing patience. Nobody could show them a report explaining what was happening or what would change.

We came in with soil testing first, diagnosed the pH imbalance and depleted biology, designed a recovery protocol with seasonal variation, and documented every step. The turf recovered. The board could see exactly why. The CAM had something to present at meetings instead of excuses.

Case Study
Regent Square, Boca Raton

A large community came to us after years of declining turf under a previous vendor's fixed high-nitrogen program. No soil testing. No protocol adjustments. Just the same application repeated month after month while the turf deteriorated.

Day 1
Significant turf decline, compacted soil, pH imbalance, depleted biology

Month 18
Full healthy coverage, restored soil biology, documented every step

Lawn Care FAQ

  • In South Florida, most warm‑season lawns do best with several light applications spread through the growing season rather than one heavy treatment. We typically recommend a customized program with multiple visits per year, timed around weather, grass type, and local regulations, so your turf gets steady nutrition without being stressed or over‑fertilized.

  • Brown patches can come from several issues common in Boca Raton: fungal diseases triggered by heat and humidity, dull mower blades tearing the grass, poor irrigation coverage, compacted or sandy soil, or nutrient deficiencies. Our team inspects the affected areas, identifies whether you’re dealing with disease, insects, or a soil problem, and builds a treatment plan to help the lawn recover and prevent new spots from forming.

  • Yes, when used correctly and as directed. We choose products and application methods with families and pets in mind, applying them only where needed and following all safety guidelines. After each visit, we’ll let you know if any areas should be avoided temporarily and when it’s completely fine for children and pets to return to the lawn.

  • We do. 4‑Evergone designs ongoing lawn and landscape programs specifically for HOAs and communities, including fertilization, weed control, pest management, and palm care. We coordinate schedules, provide clear documentation for boards and property managers, and keep common areas looking consistent across the entire neighborhood.
